Chiller Free in Dubai: What to Check in a Listing

Chiller Free in Dubai: What to Check in a Listing

A short answer: do not treat “chiller free” as a complete answer. Treat it as a prompt to ask one practical question: which cooling costs are included, which are not, and where is that written? The safest approach is to match three things before you sign anything: the listing, a real bill or written billing breakdown, and the lease wording.

Read “chiller free” as a cost list, not a label

When an agent or listing uses “chiller free,” separate the cooling topic into parts. That stops you comparing two rents on the wrong basis.

Use this checklist:

Cooling item Ask this exact question Evidence to request Lease wording to match
Usage charge Is my cooling consumption included, or will I pay for usage? A recent bill or written breakdown showing the usage line The lease should state who pays cooling usage charges
Fixed charge Is there any fixed, base, or minimum cooling charge, and who pays it? A bill or written breakdown showing any non-usage line The lease should state who pays fixed cooling charges
Meter or account charge Is there a separate charge linked to the meter or account, and who pays it? A bill or written breakdown with that line item The lease should assign that charge clearly
Tariff basis If I pay usage, how is it measured and priced? The bill format or written billing method The lease should not contradict the billing method
Start and end dates From which date do cooling charges become my responsibility? How are partial billing periods split? Bill period dates or written move-in/move-out split The lease or addendum should state the responsibility date

The point is not to learn the provider’s whole system. The point is to identify every cooling-related line that could reach you.

Ask for answers in a form you can keep

Verbal answers are useful for screening, but not enough for a final decision. Ask the agent or landlord to confirm the cooling split in writing.

A simple message works well:

  • Is cooling usage included in the rent?
  • Are any fixed cooling charges excluded from the rent?
  • Is there any separate meter or account-related cooling charge?
  • If I pay for any part of cooling, how is it billed?
  • Please confirm the same wording will appear in the lease or an addendum.

If the reply says only “chiller free” and nothing more, the answer is incomplete.

Also keep the cooling discussion separate from other utilities. A promise about cooling does not automatically answer who pays for other services.

Do the bill-to-clause cross-check before you commit

This is the most useful step.

Before you pay a holding amount or sign, compare these three items line by line:

  1. The listing — what exactly was advertised?
  2. The bill or written cost breakdown — what charges actually exist?
  3. The lease draft or addendum — who is responsible for each charge?

You are looking for consistency.

For example, a listing may say “chiller free,” but a bill may still contain a fixed cooling-related line. That does not automatically make the listing false; it means you need the lease to say clearly whether that line stays with the landlord or passes to you.

A second common gap is the phrase “included” without saying how it is handled. There is a real difference between:

  • the landlord paying the provider directly, and
  • you paying first and then being reimbursed.

Both may sound like inclusion, but they create different paperwork, timing, and proof requirements. If reimbursement is proposed, ask how it is calculated, when it is paid, and what document triggers payment.

Compare rent and cooling on the same basis

Do not compare only annual rent. Build one like-for-like total for each option.

Use this formula:

Annual rent plus cooling = annual rent + annual fixed cooling charges you pay + annual estimated cooling usage you pay

If a charge is uncertain, mark it as “unconfirmed” instead of pretending it is zero.

This subtotal covers rent and cooling only. Keep other utilities, fees and deposits in separate rows; the example assumes those other items are equal between the two options.

Conditional example

Listing A:

  • Annual rent: AED 90,000
  • Fixed cooling charge you pay: AED 200 per month
  • Estimated cooling usage you pay: AED 250 per month

Annual cooling you pay = (AED 200 × 12) + (AED 250 × 12) = AED 2,400 + AED 3,000 = AED 5,400

Annual rent plus cooling for Listing A = AED 90,000 + AED 5,400 = AED 95,400

Listing B:

  • Annual rent: AED 94,500
  • Cooling charges you pay: AED 0 because the lease states all cooling-related charges are included

Annual rent plus cooling for Listing B = AED 94,500

In this conditional example, Listing B is cheaper by AED 900 over the year, even though the headline rent is higher.

That is why “chiller free” should be checked as a math question, not only a marketing phrase.

Your one-page decision worksheet

For each property, fill in these lines before you say yes:

  • Property and building name
  • Advertised rent
  • Listing wording used: “chiller free” or something else
  • Cooling usage paid by: landlord / tenant / unconfirmed
  • Fixed cooling charge paid by: landlord / tenant / unconfirmed
  • Meter or account-related cooling charge paid by: landlord / tenant / unconfirmed
  • Billing method shown: bill / written breakdown / verbal only
  • Lease wording checked: yes / no
  • Responsibility start date confirmed: yes / no
  • Annual cooling cost added to your comparison: amount or unconfirmed
  • Evidence saved: screenshot, message, bill, lease draft
  • Decision: proceed / ask for clarification / reject

This worksheet is simple, but it forces the right conversation early.

When to pause the deal

Pause and clarify if any of these happen:

  • the listing promises “chiller free,” but nobody will confirm the cost split in writing;
  • the bill shows more cooling lines than the lease mentions;
  • the lease uses broad wording like “utilities by tenant” while the agent says cooling is included;
  • partial move-in or move-out billing is left unanswered.

A pause at this stage is cheaper than arguing about a recurring bill later.

If you are still narrowing options, start with the live property catalogue and then use the property quiz to filter for the right fit.
