About the project
31 Above by Beyond is an office project by Beyond by Omniyat in Dubai Maritime City, Dubai. It brings together 116 shell-and-core office units, giving occupiers a flexible base for individual fit-out and planning. Offices are designed with 3.2-metre ceilings and broad glazed surfaces to increase daylight.
Design and shared spaces
The building is shaped by six offset volumes, with a façade that combines thermally insulated glazing, metal detailing and vertical aluminium louvers for sun control. Panoramic views towards the sea and the city are part of the design, while common interiors use stone, wood and metal finishes.
Shared amenities focus on work and day-to-day use: business lounges, a fitness centre, a yoga studio, outdoor terraces, a café and promenade areas for informal breaks and meetings.
